How much is the VIC First Home Owner Grant?
The Victorian First Home Owner Grant is $10,000 for eligible buyers of newly built or substantially renovated homes. A previous $20,000 regional bonus applied until 2023 — that program has ended and the standard $10,000 applies statewide.
The grant is not available for established (second-hand) homes. If you're buying an existing property in Victoria, you won't receive the FHOG — but significant stamp duty relief is available (see below).
Property value cap: The property value must not exceed $750,000 to be eligible.
Am I eligible?
To qualify for the Victorian FHOG, you must meet all of the following:
- You are 18 years of age or older
- You are an Australian citizen or permanent resident (at least one applicant must be)
- You (and your spouse or partner) have not previously owned or co-owned residential property in Australia
- You have not previously received a First Home Owner Grant in any Australian state or territory
- You intend to occupy the property as your principal place of residence within 12 months of settlement or construction completion
- You must live in the property for a continuous period of at least 12 months
- The property is a newly built home or off-the-plan purchase — not an established home
- The property value does not exceed $750,000
Stamp duty for first home buyers in VIC
Victoria offers stamp duty relief for first home buyers purchasing properties under $750,000.
Full exemption: No stamp duty on properties up to $600,000. At $600,000, the standard stamp duty would be approximately $31,000 — that's the full saving.
Partial concession: A concession applies for properties between $600,000 and $750,000. The concession tapers as the price approaches $750,000.
Above $750,000: Full stamp duty applies — no first home buyer relief.
The stamp duty exemption applies to both new and established homes, making it valuable even if you don't qualify for the FHOG.
How to apply for the VIC FHOG
Through your lender (most common):
- Tell your mortgage broker or bank that you're applying for the FHOG
- Your lender processes the application as part of settlement
- The $10,000 is applied at settlement or at the first loan drawdown for construction loans
Direct application:
- Apply directly to the SRO at sro.vic.gov.au
- Submit your application within 12 months of settlement
Combining the FHOG with the FHSS scheme
The Victorian FHOG and the FHSS scheme are completely separate benefits that can be used together. A buyer building in Victoria could receive:
- $10,000 from the VIC FHOG at settlement
- Up to $50,000 (plus earnings) from FHSS contributions
- Stamp duty saving of up to ~$31,000 on properties under $600,000
